Comparing Sales YTD 2010 vs. 2011 West Chester Ohio and Liberty Township Ohio combined
Combining the numbers for West Chester and Liberty Township, in the Cincinnati MLS, we sold 844 residential properties in 2011 year-to-date through October 29. For the same time period in 2010, 841 properties sold. A difference of only 3 in West Chester and Liberty Township. This is quite surprising when you look at the entire Cincinnati market where there has been a drop of -767 this year versus last year.
The sales price and the Days on Market tell a different story however. The average Days on Market for those same “Sold” properties in West Chester and Liberty Township being 85 in 2011, 76 in 2010.
So it has taken 9 more days for the homes to sell in 2011 than 2010.
The average sales price, $207,677 in 2011, $222,533 in 2010. So while the number of sales hasn’t really changed, the time it takes to sell has increased 11% and the selling price of the homes that have sold has decreased by $14,856 or a decline of 7.2%.
